Student loan refinancing is commonly used to consolidate multiple loans into one payment. For example, a recently graduated professional might have a package of debt that includes private loans, subsidized federal loans and unsubsidized federal loans. By refinancing their loans and using one lender, the borrower can manage their debt through one company and possibly lower their interest payment. Borrowers also refinance their loans so that they can pay them off quicker. Although longer terms allow for a lower monthly payment, they also carry a higher overall cost because of the extra time the loan spends accruing interest. However, some loans like mortgages and car loans will come with prepayment penalties, so the benefit of refinancing can be weakened by the cost of paying that extra charge.
Before deciding on whether to refinance, speak with your lender or one of our Home Loan Experts. Depending on your situation, refinancing might not be in your best interest. Let’s go through some of the disadvantages of refinancing a home loan. Up next are some of the benefits of refinancing so you can be more prepared to determine if this option is right for you. In the past 52 weeks, the lowest 5/1 ARM rate was 5.34% and the high was 5.60%. Refinancing will allow you to take a portion of your built-up equity and use it to fund any big purchase, such as an investment property, a new car, or a renovation.
How are Mortgage Rates Determined?
Most car owners choose to refinance their loan to lower their monthly payments. If a borrower is in danger of defaulting on their debt, a restructured auto loan agreement can be helpful for getting their finances back on track. However, banks usually have specific eligibility requirements for refinancing, including age of car restrictions, mile caps and outstanding balance limits. If you're in financial distress and in need of a loan restructuring, it's best to reach out to your loan servicer and communicate to them your personal financial situation. The two main reasons that homeowners refinance their mortgages are to lower their monthly payment or to shorten their term length from a 30 year mortgage to a 15 year mortgage. An FHA borrower who's hit the 20% mark could refinance into a conventional mortgage to stop paying mortgage insurance.
For example, by paying upfront 1% of the total interest to be charged over the life of a loan, borrowers can typically unlock mortgage rates that are about 0.25% lower. However, it also depends on how much of your income is already spoken for through debt payments as well as your credit score and history. The more debt you have, the less likely you will be approved for a mortgage or one at a lower interest rate.

Refinancing a loan allows a borrower to replace their current debt obligation with one that has more favorable terms. Through this process, a borrower takes out a new loan to pay off their existing debt, and the terms of the old loan are replaced by the updated agreement. This enables borrowers to redo their loan to get a lower monthly payment, different term length or a more convenient payment structure. Most consumer lenders who offer traditional loans also offer refinancing options. However, for products like mortgages and car loans, refinancing loans tend to come with slightly higher interest rates than purchase loans. A refinance allows you to pay off your old loan and replace it with a new mortgage at a new term and a new rate.
Managing the impacts of appraisal gaps in a hot housing market
The interest rate is the cost of borrowing the principal loan amount. The interest rate does not reflect fees or any other charges you may need to pay for the loan. The Annual Percentage Rate represents the true yearly cost of your loan. It includes the actual interest you pay to the lender, plus any fees or costs.
Borrowers who think they could find lower rates or better terms should look into refinancing. Although rates change every day, you may have a bit of time to search around for the best rate. Mortgage experts expect that downward trend to continue throughout 2021, though those rates will fluctuate with demand and the economic changes that organically occur. Fannie Mae projected in May that the average interest rate this quarter would be 3.2%, followed by 3.1% in the third quarter and 3% in the fourth quarter. By starting it online or by meeting with a mortgage loan officer.

Refinancing can help you take advantage of lower interest rates or manage your monthly payments. There are several scenarios in which refinancing would make sense. If your financial situation has changed since you took out your mortgage, refinancing can help adjust your mortgage to your needs. Qualifying for a refinance is the same as qualifying for a purchase home loan, as lenders want to make sure you can afford the payments and that you will make them on time per your contract. Although each lender has different requirements, generally all lenders will look at your credit score, debt-to-income ratio , income and home equity.

The loan-to-value ratio measures the amount of financing used to buy a home relative to the value of the home. If you plan to stay in the home for an extended period, getting the lowest mortgage rate can be more important than paying the lowest closing costs. The rates on refinances compared to purchase loans might vary somewhat, but overall, they’re comparable.
We’ve maintained this reputation for over four decades by demystifying the financial decision-making process and giving people confidence in which actions to take next. Before deciding to take extra cash out when refinancing, understand how much equity you have in your home. A home loan with an interest rate that remains the same for the entire term of the loan. Mortgage rates have steadily ticked up since the beginning of March, reaching a 12-year high of 5.11% in mid-April.
Another good time to refinance is when you’ve amassed enough equity to drop PMI, saving you cash each month. Refinancing also may not be worth it if you've owned your home for a long time. Mortgages are designed so that your highest interest payments come during the early years. The longer you've had the mortgage, the more your monthly payment goes to paying off the principal.
The best type of mortgage loan depends on your personal financial profile, lifestyle goals and the type of property you want to own. Another important consideration in this market is determining how long you plan to stay in the home. People who are buying their “forever home” have less to fear if the market reverses as they can ride the wave of ups and downs. But buyers who plan on moving in a few years are in a riskier position if the market plummets. That’s why it’s so important to shop at the outset for a realtor and lender who are experienced housing experts in your market of interest and who you trust to give sound advice. The advantage of going with a broker is you do less of the work and you’ll also get the benefit of their lender knowledge.
This leaves existing borrowers with an interest rate that is a little bit higher compared to the new ones in the market. Higher interest rates mean higher monthly payments for borrowers. For example, on a $400,000 home with a 5.10% interest rate, the monthly mortgage payment is around $2,172. Not many homeowners have an opportunity to refinance to a lower rate in today’s rising-rate environment, but it can still be worth doing for other reasons. In general, you’ll save money with a mortgage refinance if you can shave 1 percentage point or more off your current mortgage rate.
Pros and Cons of Refinancing
It does not necessarily change how much you owe, unless you pay down a large lump sum while refinancing. There are a ton of different reasons to refinance, so ultimately the answer of when to refinance will be up to your goals and needs. You can bump up your credit score by paying off credit card debt and reducing how much you use your cards. If you do use credit cards for rewards and points, try to pay them off immediately—don’t wait for your monthly statement to come in because your score can change daily.
Refinancing is a process homeowners go through to change the interest rate and/or terms of their current mortgage. Refinancing is not taking out a second or additional mortgage, such as a home equity loan or home equity line of credit. While borrowers shunned ARMs during the pandemic days of super-low rates, this type of loan has made a comeback as mortgage rates have risen. Your monthly payment may fluctuate as the result of any interest rate changes, and a lender may charge a lower interest rate for an initial portion of the loan term. Most ARMs have a rate cap that limits the amount of interest rate change allowed during both the adjustment period and the life of the loan.

Back-end DTI adds your existing debts to your proposed mortgage payment.
At closing, you’ll pay closing costs and sign your new loan documents. The title and escrow agent will facilitate the signing of the refinance paperwork, which can take an hour or two to complete. For example, if you refinance to a 30-year mortgage, it doesn’t matter how many years you paid on your original loan — your payment cycle with the new loan will start over and continue for 30 years. You’ll also want to consider how long you plan on staying in your home as the closing costs can eat up your savings if you sell shortly after refinancing. The closing costs to refinance run between 2% to 5% of the loan amount, depending on the lender.
Personal Loans
Cash-in refinances often entail borrowers contributing tens of thousands of dollars to lower the amount they will borrow under the new loan. A cash-out refinance allows you to withdraw cash from the total equity in your home by increasing the loan amount for your new loan. A lot of homeowners refinance because rates are constantly changing, home improvement projects are on the horizon and saving money is always a good feeling. The average cost of a 15-year, fixed-rate mortgage has also surged to 6.00%, compared to 2.43% in early January. Fink suggests finding a lender who will offer a "float down" provision, which can help you take advantage of subsequent rate drops -- even after you've locked in. Alliant is a great mortgage lender for homeowners who want to refinance without a lot of equity.
For example, a homeowner with good credit who took out a 30 year mortgage in 2006 would likely be paying an interest rate between 6% and 7%. Today, the most qualified borrowers can receive interest rates lower than 4%. Accordingly, that homeowner could shave more than 2% off of their interest rate by refinancing their loan, saving them hundreds of dollars a month.

Keeping a close watch will make it easier to find and lock in a better rate. As far as which direction interest rates go in the years ahead, Fairweather expects declines. The Federal Reserve began hiking its benchmark interest rate in March, totaling six increases by November. The Fed has since signaled that it plans to raise interest rates once more this year at its next meeting in mid-December. Mortgage rates seemed on a relentless climb this year, now sitting at double what they were at the start of the year.
Maris’s single run held up as the game’s only offense as both pitchers cruised through the opposing lineups. Stafford continued to impress in his Series tuneup, ultimately leaving after the sixth having given up only three hits while striking out seven. He was relieved by Hal Reniff, who pitched a perfect seventh, striking out one. While the American League champs managed to collect two hits in the bottom of the seventh, putting men on second and third, before Stallard induced pinch-hitter Tom Tresh to pop up to short, in the end Maris’s home run proved to be the extent of their offensive output. Either way, Maris remains the American League's all-time single-season home run leader with those 61 homers in 1961.
Those records are seen as tainted by many inside and outside the game — including by the Maris family — because McGwire has admitted to steroid use and Bonds is accused of it, although he has denied it. Judge, a Northern California native who grew a Giants fan, has said he considers Bonds the single-season (as well as the all-time) home run king. Judge grounded out in the eight inning Wednesday night — his fifth at-bat of the contest.
THIS DAY IN HISTORY
Barry Bonds holds the overall record with 73 home runs in 2001, topping the 70 hit by Mark McGwire and 66 by Sammy Sosa during the home run chase of 1998. That duo combined to eclipse the 60-mark five times over a four-season stretch, with McGwire hitting 65 home runs in 1999 and Sosa crushing 64 in 2001 and 63 in 1999. He actually lost his hair and had his and his families lives threatened. The most heartbreaking part of his 1961 saga came after his record breaking long ball. Commissioner Ford Frick decided that Maris' record would not stand against Ruth's because it was not done during the same number of games.
Stallard’s first pitch to Maris was a ball outside; his second was low and in the dirt. The crowd, anxious to see Maris hit, booed Stallard’s careful approach to the slugging outfielder. Instead, the record-breaking ball was grabbed by a young man, Sal Durante, who was quickly hustled to the safety by the police. Although the World Series was slated to start the next Wednesday, first-year Yankees manager Ralph Houk fielded his regular lineup absent only the injured Mantle who was still in the hospital but who was expected to be released in time to start Game One of the Series. Filling in for him was John Blanchard, who played right field while Maris moved to center.
Brooklyn native sees Aaron Judge pursuit 61 years after Maris
In 2001, Barry Bonds surpassed that mark with 73 home runs, though all three players used performance-enhancing drugs. Maris had 59 home runs after the Yankees' 154th game and therefore failed to beat Ruth's 60 home runs within the original season length. Maris hit his 61st home run on October 1, 1961, in the fourth inning of the last game of the season, at Yankee Stadium in front of 23,154 fans. Boston Red Sox pitcher Tracy Stallard gave up the record home run, which was caught by fan Sal Durante in the right field bleachers. Maris was awarded the 1961 Hickok Belt as the top professional athlete of the year and won the American League's MVP Award for the second straight year. It is said, however, that the stress of pursuing the record was so great for Maris that his hair occasionally fell out in clumps during the season.

He split his first 60 homers of the season evenly between Yankees Stadium and the road. That snapped the second-longest home run drought of Judge’s season, second only to the 41 plate appearances he went without a homer in August. TORONTO — After seven games and eight days without a home run, Aaron Judge made history Wednesday. New York Yankees designated hitter Aaron Judge celebrates after hitting his 61st home run Sept. 28, 2022, against the Toronto Blue Jays during the seventh inning at Rogers Centre. Aaron Judge had gone seven games since his last home run, 34 plate appearances of fans quieting to a hush and snapping photos with every pitch.
The second-year right-hander, who was scheduled to pitch World Series Game Three against Cincinnati, was seeking a 14th win in this final pre-Series tune up. Facing the American League champs were the Boston Red Sox, a team finishing their first season of the post-Ted Williams era, a campaign that had left them in sixth place, with a record heading into the final game of the season. On the mound against a Yankees team that had set a major-league record with 240 home runs was rookie Tracy Stallard.
Roger Maris breaks home run record
The old schedule of 154 games was replaced by 162 games which led to some controversy due to the 8 extra games that Maris had to try to hit 61. Maris' major league record stood for 37 years, three years longer than Ruth's, before it was broken by Mark McGwire of the St. Louis Cardinals in 1998. He became just the fifth player to hold a share of the AL season record.
Blue Jays' bullpen coach Matt Buschmann caught the home run ball —which would have likely been worth over $1 million in a public auction— after it bounced into the bullpen. Forum Communications Company uses content from agencies such as Reuters, Kaiser Health News, Tribune News Service and others to provide a wider range of news to our readers. After the game, plate umpire Brian O’Nora presented Judge with the lineup card. Judge was congratulated by the entire Yankees team, who gave him hugs after he crossed the plate.
With that home run drought - shy of his longest of the season, which was nine games in August - Judge was unable to tie the record in front of the home crowd at Yankee Stadium. An asterisk was attached to the 61 home-run total for three decades, with Ruth and Maris separated in the baseball record book by games played. That changed in 1991, six years after Maris’ death, when then-commissioner Fay Vincent organized a committee that deemed the record belonged solely to Maris. Maris famously passed Babe Ruth in October 1961 to set a then-MLB single-season home-run record that stood until the famous chase of 1998 involving Mark McGwire and Sammy Sosa. McGwire defeated Sosa by reaching 70 round-trippers but had his mark beaten by Barry Bonds when Bonds hit 73 homers in 2001.
With seven games remaining in the Yankee season, he has time to build his own number in the AL record books. The MLB record of 73 set by Barry Bonds in 2001, which many consider tainted by the suspicion of performance enhancing drugs, may be out of reach. Judge has 19 more home runs than Kyle Schwarber, who leads the National League. No player other than Babe Ruth has out-homered the rest of the league by at least 20 homers in a season before. Ruth also had 59 in 1921 to Ken Williams’ 24 in 1921 and 54 to Hack Wilson and Jim Bottomly’s 31 in 1928. 1961 was an expansion year, with the American League increasing from 8 to 10 teams, the first expansion in the 61-year history of the league.
Maris's single-season MLB home run record was broken by Mark McGwire, who hit 70 in 1998. Maris's home run mark was also surpassed by McGwire in and by Sammy Sosa . McGwire, Sosa, and Bonds have all been linked to performance-enhancing drugs.
As for the ball hit in Judge's history-making home run on Tuesday, fans in the stands tried to catch it, but it wound up landing over the fence with Toronto's pitching coach, who gave it to the Yankees. "He's been chasing history and now he makes it," one sportscaster exclaimed of Judge, in video of the moment shared by the Yankees on Twitter. "Mom knew it, Roger Mathis Jr. knew it. And they are united in history around the magical, mystical number 61." The 30-year-old New York Yankees outfielder, No. 99, reached the mark with a line drive into the left field seats at the top of the seventh inning, at Toronto's Rogers Centre. Maris hit his 61st home run in 1961 on Oct. 1, breaking Ruth's previous 1927 AL record of 60. Like Maris in 1961, Judge was consistent no matter where he was hitting.

He became just the fifth player to hold a share of the AL season record.
And in turn, he had always been most concerned about helping his teammates win. Judge's 61 home runs are the most by a right-handed batter in AL history. He is the fifth player to hit at least 61 long balls in a single season, and first since Bonds and Sosa in 2001. Judge reached the plateau 61 years after Maris’ record-setting season with his mother Patty sitting next to Maris’ son right behind home plate. The two-run shot in the seventh inning came on a 3-2, 94-mile per hour sinker.

Roger Eugene Maris (September 10, 1934 – December 14, 1985) was an American professional baseball right fielder who played 12 seasons in Major League Baseball . He is best known for setting a new MLB single-season home run record with 61 home runs in 1961. The record remained unbroken until 1998 and remained the American League record until Aaron Judge broke it in 2022. Maris hit only 58 homers in the Yankees' first 154 games that season, and yes, many folks wanted to put an asterisk next to his home run total in the record books. They didn't think it was fair he had the advantage of eight extra games to break the record. There are still 7 games left in the season for Judge to set a new record.
With all five teams for which Maris played in the minors, the clubs' win-loss records improved from the prior season. Judge walked an astounding 13 times in 34 plate appearances between his 60th and 61st. Judge, who walked his final four plate appearances Tuesday night and in his first time up Wednesday, can pass Maris this weekend at the Stadium, where the Yankees start a three-game series Friday night against the Orioles. The Yankees (96-59), who clinched the AL East crown Tuesday night along with the No. 2 seed for the AL playoffs, have seven games remaining. With special baseballs for the purposes of authentication in play — the case starting in the ninth inning Sept. 18 in Milwaukee when Judge came to the plate with 59 homers — Judge hammered a full-count, 95-mph sinker into the leftfield stands.
Sal Durante, who caught Roger Maris' record-breaking 61st home run in 1961, passes away at 80
Then, in the bottom of the eighth, Maris made the last out of the Yankees’ regular-season when, facing the Red Sox’ Chet Nichols, who had relieved Stallard after the seventh inning, he popped to second. Closer Luis Arroyo, who had come on in the eighth, dispatched the Red Sox in the top of the ninth, giving up one single, and the Yankees, having finishing the regular season with 109 wins, looked ahead to the World Series, which would open at Yankee Stadium on Wednesday. As second baseman Bobby Richardson came to bat to lead off the Yankees half of the first, the anticipation grew.
In the late 1950s, Kansas City frequently traded their best young players to the New York Yankees—a practice which led them to be referred to as the Yankees' "major league farm team"—and Maris was no exception. In a seven-player deal in December 1959, he was sent to the Yankees with Kent Hadley and Joe DeMaestri in exchange for Marv Throneberry, Norm Siebern, Hank Bauer, and Don Larsen. Maris's home run record was controversial, as the previous single-season home run record was set during a period when MLB teams played 154 games per season. Before Maris broke Ruth's record, the AL baseball season had been extended to 162 games. Maris hit his 61st home run in the last game of the season, which led to questions about the legitimacy of his record. In 1998, Mark McGwire set a new MLB record with 70 home runs; the same year Sammy Sosa also surpassed Maris' record with 66 home runs.

Speaking at the 1980 All-Star Game, he said, "They acted as though I was doing something wrong, poisoning the record books or something. Do you know what I have to show for 61 home runs? Nothing. Exactly nothing." Durante was a Brooklyn-based truck driver at the time he caught the ball; he would later drive a school bus for 30 years until his retirement at the age of 62. About 20 years ago, Sal and Rosemarie moved from Brooklyn to Staten Island. Red Barber, calling the game on WPIX, implied that the lucky fan who caught the ball would receive $5,000. Sal Durante was 19 years old in 1961 when he caught Roger Maris’ record-breaking 61st home run ball, and it was an experience he cherished for 60 years. 2 Research begun in 1995 and validated in 2010, discovered that Maris has been credited with an additional, unearned RBI during the 1961 season resulting in his original total of 142.
Within a few years the asterisk controversy died down and all prominent baseball record keepers listed Maris as the single-season record holder. When Maris went up to the plate for that famous home run, Maris heard the sign relayed to him and hit it out for a home run . Meanwhile, as the crowd roared, Maris, who recalled that he thought it was gone as soon as he hit it, made his way around the bases, jogging head down, as he had done 60 other times that season. After being congratulated by third-base coach Frank Crosetti and greeted by Yogi Berra at home plate, the happy Maris headed to the dugout. However, the shy record-holder’s teammates would not allow him to remain there, instead pushing him back out onto the field to acknowledge the fans who were joyfully and exuberantly cheering his name and celebrating his unprecedented accomplishment.
His son, Roger Maris Jr., was in the stands on Wednesday night as Judge hit the homer, sitting next to Judge's mother Patty. Cameras captured the two embracing after the athlete's history-making hit. In his fourth at-bat Wednesday, Judge hit his first home run in eight games. It came after a first inning walk, a second inning pop out and a third inning ground out.
Aaron Judge ties Roger Maris, hits 61st home run of season
The Washington Senators that took the field in 1961 were an expansion team, having replaced the original Senators franchise that had re-located to Minnesota and become the Minnesota Twins. On September 24, 2011, at Yankee Stadium, the Yankees celebrated the 50th anniversary of Maris's single-season home run record. Maris' wife, Pat, appeared as herself on October 2, 1961, episode of the game show To Tell the Truth. That year, Maris, Mantle, and Yankee teammate Yogi Berra also made appearances in the film That Touch of Mink, starring Cary Grant and Doris Day. In 1998, Mark McGwire of the St. Louis Cardinals and Sammy Sosa of the Chicago Cubs topped Maris’ 61. Barry Bonds of the San Francisco Giants topped McGwire's season mark with 73 home run in 2001.

One of our favorite things was lunch in the dining room. The food was very good and very inexpensive. The value for money is right where it needs to be. They were Mease Manor for many years, but they have renamed themselves to Mease Life, but it is the same establishment. It's an age in place establishment, so they can go in for independent living and they have the larger apartments. From what I'm told, they could go up to a 3-bedroom, so as they get older, they can move from independent to assisted and if there becomes a memory issue such as dementia, Alzheimer's, etc. They can move around the same establishment without having to move to another location.
